On a cliff overlooking the ocean, Seal Harbor III gets plenty of weather
exposure. Where brick meets glass, and there are 1000's of lineal feet, a
sealant joint is the defense against the weather. The existing sealant had
exceeded its useful life, and required replacement with a sealant that
allowed for movement. Speaking of movement, water was moving in
below-grade as well. While we were contracted to replace sealant, the
below-grade infiltration became far more of an issue, as the water was
channeling into the building's fire pump room. This area contained the water
line to the building, the sewerage out, and the electricity in! Unaddressed, it
would have been news footage at some point. The ensuing excavation, and
subsequent exterior waterproofing occurred during a frosty December, but
had to be completed prior to the spring rains. Disaster averted.
